MULTI-FAMILY
Multi-family continues to be the hottest property class with investor demand only continuing to increase fueled by buyers outside Louisville. Downtown Louisville, southern Indiana, NuLu, Crescent Hill, Germantown and the area outside Loop 264 spanning from Interstate 65 to Interstate 64 remain popular locations for multifamily investors. For value-add seeking investors, Class C properties are becoming more scarce. Cap rates for Class C properties range from 6.5 percent to 9 percent.
RETAIL
Louisville’s retail real estate market features power centers, factory outlets, community retail centers, neighborhood centers, strip/convenience centers, standalone buildings, and out parcels. Retail tenants range from national credit tenants, often recognizable household brand names to small independent Mom-and-Pops shops. RevPAR in Kentucky and Tennessee has grown 28% over the last 5 years. Available hospitality inventory has been thin further pushing valuations higher. Despite a number of high-profile boutique properties, the economy and midscale hotels are leading sales velocity throughout the Kentucky/Tennessee region. Midscale hotels are offering 10%-11% year one returns depending on property condition and location. Limited on market inventory is seeing strong investor demand due to attractive returns. Cap rates outside major metro areas start as low as 9% with cap rates in Lexington and Louisville significantly lower lifting property values considerably.
